Terms and Conditions of Stay

1. Booking and Confirmation

  • Reservations: All bookings are subject to availability and confirmation via direct contact with the owner operator.

  • Confirmation: A confirmation email will be sent upon receipt of full payment or an agreed minimum 50% deposit. This email will include booking details, property address, contact information, and key collection instructions.

  • Modifications: Any changes to the booking (dates, number of guests) must be requested in writing and are subject to availability and potential additional charges/ loss of deposit.

2. Payment

  • Full Payment: Full payment is required at the time of booking to secure the reservation for stays of 5 days or less. Stays of 6 days or more can be guaranteed with a 50% deposit, the balance to be paid 7 days prior to arrival.

  • Payment Methods: We accept bank transfers and PayPal.

  • Currency: All prices are quoted in Euros.

  • Cancellation Policy:

    • Full refund for cancellations received 45 days or more prior to the arrival date.

    • 50% refund for cancellations received between 44 and 15 days prior to the arrival date.

    • No refund for cancellations received within 14 days of the arrival date.

  • Force Majeure: We shall not be liable for any failure to perform our obligations under this agreement due to circumstances beyond our reasonable control, including but not limited to acts of God, war, terrorism, natural disasters, and government restrictions.  

3. Arrival and Departure

  • Arrival Time: Check-in time is from 2pm on the date of arrival.

  • Departure Time: Check-out time is 10am on the date of departure.

  • Early Arrival/Late Departure: Early arrival or late departure may be possible upon request and subject to availability. An extra charge may apply.

  • Key Collection: Key collection instructions will be provided in the confirmation email.

4. Guest Conduct

  • Respect for Property: Guests are responsible for maintaining the property and its contents in a clean and orderly condition.

  • Noise Levels: Excessive noise is not permitted at any time.

  • Number of Guests: The number of guests must not exceed the maximum occupancy stated in the booking confirmation.

  • Pets: 

    • Well behaved, mild mannered dogs are allowed with prior written approval and an additional pet fee.

    • Only 2 well-behaved dogs are permitted.

    • All dogs must be social with other dogs for the harmony of everyones stay and the safety of the house dog.

  • Smoking: Smoking is strictly prohibited within the property.

  • Parties: Parties and events are not permitted unless previously agreed upon in writing.

  • Damages: Guests are responsible for any damage caused to the property during their stay.

5. Property Use

  • Intended Use: The property is for vacation rental use only and not for commercial purposes.

  • Access: Guests will have access to all areas of the property as described in the property listing.

  • Utilities: All utilities (electricity, water, gas) are included in the rental price. Other charges or agreed donations may be agreed for heavy usage of things like laundry and washing machines.

6. Disclaimer of Liability

  • Accidents and Injuries: The owners and their agents shall not be liable for any accidents, injuries, or losses suffered by guests during their stay.

  • Personal Belongings: Guests are responsible for the security of their personal belongings.

  • Interruptions: We cannot be held responsible for any interruptions to services such as electricity, water, or internet.

7. Governing Law

  • Jurisdiction: These terms and conditions shall be governed by and construed in accordance with the laws of France.  

  • Dispute Resolution: Any disputes arising out of or relating to these terms and conditions shall be subject to the exclusive jurisdiction of the courts of France.

8. Changes to Terms and Conditions

  • We reserve the right to modify these terms and conditions at any time.

  • The most up-to-date version of the terms and conditions will be available on our website.
